Make more of the mortgage you have.

Renewals, refinancing and home equity choices deserve a proper review, not a one-size-fits-all answer.

04 / EQUITY SOLUTIONS

Equity-Based Mortgage Solutions

Income verification flexibilityFlexible credit requirements

Equity-based financing is available through a range of mortgage lending channels, not only private lenders. Depending on the borrower, property and product, solutions may be offered by traditional financial institutions, credit unions, alternative lenders or equity-focused mortgage providers. Certain programs may place greater emphasis on the property’s available equity and offer flexibility where conventional income documentation or credit-score requirements cannot be met. I review your financing objectives, lender criteria, total borrowing costs and repayment options to help determine an appropriate solution.

Eligibility, required documentation and credit review vary by lender and product. All financing is subject to lender approval, property assessment and a sustainable repayment plan. Alternative and private mortgage products may involve higher interest rates, additional fees or shorter terms than conventional options.

Rush closings & urgent situations

When a financing deadline is approaching or an existing approval falls through, timely action matters. I assess available lender options and coordinate with the parties involved to help pursue a practical solution within your closing timeline.

10 / FRESH STARTS

Credit challenges & past bankruptcy

A history of missed payments, a consumer proposal or bankruptcy does not necessarily eliminate your mortgage options. I review your current financial position and relevant lender programs to help identify a realistic path forward.

Second mortgages & private lending

A second mortgage or short-term private loan may provide access to equity when conventional refinancing is not suitable. I explain the interest costs, fees, repayment obligations and exit strategy before you make a decision.

COMMON QUESTIONS

The questions I hear most often.

Every application is different. These are starting points for a conversation, not promises of approval.

Are equity-based mortgages available without standard income verification or strong credit?

Yes, certain equity-focused programs can accommodate borrowers who cannot provide conventional proof of income or meet standard credit-score criteria. Those options are not exclusive to private lenders. Requirements differ by provider, and a credit review or additional documentation may still be necessary. Available equity, the property, overall borrowing costs and the ability to maintain payments remain important considerations.

What if my income is difficult to document?

Lenders assess self-employment, commission, pension and other non-salaried income in different ways. Where standard documentation is unavailable, alternative verification methods and equity-focused mortgage solutions may be considered, subject to lender requirements, available equity and an appropriate repayment strategy.

What if my bank has already declined me?

A bank decline doesn't always mean there are no other routes. I can review the reason, check what would need to change and compare traditional and alternative lenders. A different lender isn't a guaranteed approval.

Can you help with a last-minute closing?

Sometimes. Timing depends on the documentation, appraisal, property, lender and lawyer. Contact me as early as possible so I can assess whether the financing and closing timeline are realistic.

Do you only work with clients in Toronto?

No. I work with buyers and homeowners across Ontario, including Mississauga, Toronto, Oakville, Brampton, Milton and communities throughout the province, subject to lender property-location requirements.

Does having access to 70+ lenders guarantee a better rate?

No. It provides a wider range of potential lending programs, but the right fit depends on your income, credit, down payment or equity, property and goals. I focus on the overall mortgage structure, not just the advertised interest rate.

WHAT WORKING TOGETHER LOOKS LIKE

One conversation.
A clearer path forward.

Not sure which category fits? You don't have to figure it out before calling me. We'll talk through your goals, documents, timeline and costs, then decide where it makes sense to start.

Mortgage approvals are subject to lender and insurer requirements, credit, property review, income or repayment-capacity assessment as applicable, and supporting documents. Not all lenders offer all products. Rush closing timelines are not guaranteed. Alternative, private and second mortgages may have higher rates, lender/broker fees and shorter terms; the full cost and exit strategy should be considered.
