Are equity-based mortgages available without standard income verification or strong credit?
Yes, certain equity-focused programs can accommodate borrowers who cannot provide conventional proof of income or meet standard credit-score criteria. Those options are not exclusive to private lenders. Requirements differ by provider, and a credit review or additional documentation may still be necessary. Available equity, the property, overall borrowing costs and the ability to maintain payments remain important considerations.
What if my income is difficult to document?
Lenders assess self-employment, commission, pension and other non-salaried income in different ways. Where standard documentation is unavailable, alternative verification methods and equity-focused mortgage solutions may be considered, subject to lender requirements, available equity and an appropriate repayment strategy.
What if my bank has already declined me?
A bank decline doesn't always mean there are no other routes. I can review the reason, check what would need to change and compare traditional and alternative lenders. A different lender isn't a guaranteed approval.
Can you help with a last-minute closing?
Sometimes. Timing depends on the documentation, appraisal, property, lender and lawyer. Contact me as early as possible so I can assess whether the financing and closing timeline are realistic.
Do you only work with clients in Toronto?
No. I work with buyers and homeowners across Ontario, including Mississauga, Toronto, Oakville, Brampton, Milton and communities throughout the province, subject to lender property-location requirements.
Does having access to 70+ lenders guarantee a better rate?
No. It provides a wider range of potential lending programs, but the right fit depends on your income, credit, down payment or equity, property and goals. I focus on the overall mortgage structure, not just the advertised interest rate.
